  1. An assessment meeting with the owner at the property

    We analyse the potential.

    Location, the property itself, current channels, pricing and past performance are reviewed together. You end up with a written assessment — before signing anything binding.

  2. An apartment being prepared for guests — order, equipment, detail

    We set the operation up.

    Listings, sales channels, rates, guest communication, housekeeping and field processes are put in place. Photography, the equipment list and the guest guide are completed at this stage. Handover takes [X] weeks on average.

  3. Reviewing the performance report

    We run it and keep improving it.

    Occupancy, nightly rate and guest rating are tracked continuously; commercial and operational decisions are reviewed monthly. You get the monthly report, the operation stays with us.

Contract and commercial terms

How does the commission model work?

It starts at 15% of monthly net accommodation income. There is no fixed monthly fee, and no commission in a month with no earnings. Direct costs such as cleaning and consumables are billed separately, at cost.

How long does handover take?

[X] weeks on average. It depends on photography, anything missing from the furnishing, and the state of the existing listing. You get the schedule up front.

What if I want to end the contract?

Exit terms are written plainly into the contract. A reasonable notice period applies so existing bookings are honoured.

When do I get paid?

The monthly statement comes with the report and is paid once agreed. The report shows channel commissions and direct costs separately.
