Partnership
Management for Airbnb Hosts and Property Owners
With one apartment the scope of the work doesn't change: the same pricing decisions, the same guest messages, the same cleaning schedule. The only difference is how many people it's shared between.
The hidden cost of doing it yourself
A host running it themselves spends a few hours a week on messages, calendar changes and coordinating cleaners. In season those hours multiply, and most of them fall outside working hours.
The real loss is the invisible one: a message unanswered overnight never becomes a booking, a rate left unchanged produces either an empty night or lost income, a cleaning that slips lowers the rating, and a lower rating drags the rate down with it.
What you get
- You get your weekly hours back; the operation stays with us
- Pricing and occupancy are managed professionally, not guessed at
- Messages at night don't go unanswered, and your rating holds
- Ownership, the right to use it and the floor-price decision all stay with you
- The monthly report shows you what's happening without having to call us
How we start
- 01 We prepare a free income assessment for your property
- 02 You see the figures and the legal eligibility in writing
- 03 If you go ahead, the operation goes live in about [X] weeks
- 04 You start receiving a monthly report from the first month
Commercial terms
Commission starts at 15% of monthly net accommodation income; there is no fixed monthly fee. Direct costs such as cleaning and consumables are billed separately at cost, and shown separately in the report.
We don't take the property. You set the floor price, you can reserve dates in the calendar for your own use, and the exit terms are written from the start.
How does handover work?
- 01 Assessment: the property's location, characteristics, existing listing and past performance are reviewed, and a written report is sent.
- 02 Preparation: anything missing from the furnishing is listed, the photography is shot, the guest guide is written.
- 03 Launch: the listing is written, the channels are set up, the rate and minimum-stay rules are put in place.
- 04 Operation: guest communication, cleaning and maintenance start; the first report arrives at the end of the month.

Frequently asked questions
What if I want to use the apartment myself?
You can reserve any dates you want in the calendar. The only condition is reasonable notice, so existing bookings aren't affected.
Whose account will the listing be on?
It is set out clearly in the contract. It can stay on your own account or be published through an account we manage; either way, the rights to the listing and its reviews are yours.
What if my property is damaged?
The inventory is on record. Where there is damage, the deposit process is handled within the platform's rules; every step is logged against the property and appears in the report.
