Airbnb Management and How the System Works

Airbnb management is not just putting an apartment on a listing site. It takes an operation where the rate is updated every week, a guest writing at midnight gets an answer, and the apartment is turned around in the three hours between check-out and check-in. PeraHomes builds and runs that operation; ownership and the final word stay with you.

What is Airbnb management?

Airbnb management means a professional team running the commercial and operational side of a home let on short-term rental. It comes down to three things: managing the listing and sales channels, managing revenue and pricing, and the daily operation of the guest and the apartment.

For the owner, the difference starts here: a host running it themselves spends a few hours a week on messages, calendar changes and coordinating cleaners. In season those hours multiply. With professional Airbnb management that load is handed over entirely; what's left is the monthly report and the income.

What does an Airbnb management system cover?

An Airbnb management system is five connected processes. Leave one out and the rest lose performance with it: if the rate is right but the listing is weak, no bookings come; if bookings come but cleaning can't keep up, the rating drops; and when the rating drops, so does the rate.

  • Listing setup: photography, title, description, amenities, house rules and minimum-stay settings
  • Channel management: Airbnb, Booking.com and direct bookings brought onto one calendar
  • Revenue management: the nightly rate reviewed weekly against season, events and competing supply
  • Guest operations: pre-booking questions, check-in directions, support during the stay, check-out
  • Housekeeping and maintenance: cleaning after every departure, the linen cycle, consumables, fault tracking

When does an Airbnb management company make sense?

With one apartment and plenty of time, running it yourself works. If any of the following applies, professional management raises both the income and your peace of mind.

  • You live in another city or abroad, and there is nobody on the ground when check-in goes wrong
  • You have several apartments and managing their calendars separately has started producing mistakes
  • Occupancy is good but you don't know whether the nightly rate is right
  • Your guest rating has started slipping and you can't see why
  • Finding cleaners and fitting them between check-out and check-in is a constant problem

What changes from place to place

Short-term rental works differently from city to city, and even from district to district. In city markets the weekend, event and business-travel calendar sets the pace; in coastal destinations the seasonal curve is far sharper and winter demand falls to almost nothing; in places like Cappadocia demand is spread across the year but stays are short.

Even within one area, building management, the lift, parking and noise rules shape how a listing has to be built. The same floor area with the same furnishing earns differently in two different buildings. That is why we assess property by property, not against a city average.

Regulation: permits and licensing in short-term rental

In Türkiye, letting a home for tourism purposes requires a permit. The application, the unanimous consent of the building's owners and the characteristics of the unit all shape the process. Because these conditions can change, we check your property's eligibility together against the rules in force.

Operating without a permit carries an administrative fine. We include the property's legal eligibility in the assessment; if it isn't eligible, we say so at the outset.

Frequently asked questions

How much does Airbnb management earn?

The return depends on the district, the property type, its furnishing and the season. Two apartments of the same size can differ by a factor of two. That is why we don't quote a single figure; we prepare a free assessment for your property and send it in writing.

Whose account will my listing be on?

It is set out clearly in the contract. The listing can stay on your own account or be published through an account we manage. Either way, the rights to the listing, its reviews and its booking history belong to the owner.

Can I block the apartment for my own use?

Yes. You can reserve any dates you want in the calendar; the only condition is reasonable notice, so existing bookings aren't affected.

How long is the contract?

The term and the exit terms are settled during the discussion. We would rather you saw the written assessment before committing to anything.

Which cities do you work in?

We work across Türkiye, with our head office team in Istanbul. The operation is busiest in Istanbul, Antalya, Izmir, Muğla, Ankara and around Cappadocia. For a location not on that list we look at the property's profile and our portfolio nearby, and give you a clear answer.

Let's look together at how it performs today, how it's run, and what it could earn.
