The same service goes by several names in the sector, which makes it confusing to shop for. All of the following describe the same work in practice:

One distinction is worth drawing early: the phrase Airbnb home rental describes two different people. A guest looking for somewhere to stay searches for it, and so does an owner wanting to let their home. This guide is written for the second — owners and investors opening a home to short-term rental.

The choice of term does not change the scope of the service. What changes the scope is how many of the seven areas of work below are handed to the company.

One distinction matters: the term “short-term rental management” covers channels beyond Airbnb. A company listing only on Airbnb is dependent on a single algorithm; one that also runs Booking.com and a direct booking channel raises both occupancy and margin. When shopping for a service, “how many channels do you work with?” tells you far more than the terminology.

The sixth is the one most often left out. A company that tells you compliance is “your responsibility” is leaving the highest-risk work with the owner — in Türkiye, letting without a permit carries administrative fines starting in six figures per home.

Service models and commission ranges

In Türkiye, full-service Airbnb management typically costs between 15% and 25% of net income. Under a co-hosting model the rate falls to 8–15%. Under a guaranteed-rent model no commission is taken; the company pays a fixed rent and keeps all the income.

One detail matters more than the rate itself: whether commission is calculated on gross or net income. Gross takes the total the guest paid as its base; net takes what is left after platform commission and the cleaning fee. Which is why 18% of gross can cost more than 22% of net.

What is the difference between a management company and a co-host?

The difference is scope and responsibility. An Airbnb management company provides a full service — its own cleaning team, maintenance network, compliance tracking and corporate reporting — and the owner takes no part in operations. A co-host usually takes on the listing and guest communication; cleaning, maintenance and legal obligations stay with the owner.

Co-hosting looks cheaper, but the cost of everything not handed over stays with the owner. When comparing, add cleaning, maintenance and the cost of your own time to the co-host side; the real gap between the two models is usually narrower than it looks.

What does a month of Airbnb management look like?

The most concrete way to describe the service is to show what actually gets done in a month. For a single-apartment portfolio, a typical month runs like this:

All told, that comes to roughly 8–10 hours a week for a single apartment. When weighing up what a management commission buys, count what that time is worth to you.

Manage it yourself, or use a management company?

A management company is not always necessary. An owner living in the same city with one apartment, able to give it 8–10 hours a week and with a reliable cleaning arrangement, can perfectly well run it themselves.

A company makes a clear difference in three situations:

  1. If you live elsewhere. Same-day turnarounds and emergency response are not sustainable remotely.

  2. If you have more than one apartment. Past two apartments, the workload grows exponentially rather than linearly.

  3. If your occupancy or nightly rate sits below the local average. That points to something fixable in the listing data or the pricing strategy.

The decision rule: if the income difference the company delivers covers the commission, the service finances itself. If it doesn't, what remains is time saved — a perfectly good reason, but not to be confused with an income argument. Base the assessment on the company's actual last-12-months data for a comparable portfolio, not on projections.

How do you start with Airbnb management?

If your apartment is not yet open to short-term rental, the order runs like this:

  1. Legal eligibility. The state of the building, the owners' decision or the residence exemption, and the permit application.

  2. Tax registration. The activity counts as commercial income; register with an accountant before you start.

  3. Furnishing and photography. Linen, kitchen, safety equipment, smart lock; then a professional shoot.

  4. Creating the listing. Create it under your own account and give the company co-host access — so the review history stays with you when the contract ends.

  5. The first 90 days. Price the first 5–10 bookings deliberately aggressively to gather reviews, then bring the rate up to market.
