What does an Airbnb management company do?
An Airbnb management company runs the entire short-term rental process on the owner's behalf. The scope usually covers six areas: creating and optimising the listing, pricing and calendar, guest communication and check-in, cleaning and linen, maintenance, and compliance together with income reporting. With a full-service arrangement the owner does none of the operational work.
There are three service models on the market, and although the names sound similar their scope differs sharply:

Guaranteed rent suits owners who want predictable income, but the extra income generated in high season stays entirely with the company. For owners looking to maximise their return, commission-based models are usually the better deal.
How much commission do Airbnb management companies charge?
In Türkiye, full-service Airbnb management typically costs between 15% and 25% of net income. For limited services covering only listing and pricing, the rate drops to 8–15%. In most models the cleaning fee sits outside the commission and is charged separately to the guest.
But the rate itself matters less than what it is calculated on. The same percentage produces very different results on two different bases:

In this example the 18% that sounds cheaper is in fact more expensive than the 22%. When comparing offers there is only one question to ask: “what amount is the commission calculated on?”
Hidden line items to watch for: setup fee, photography fee, listing fee, a monthly minimum (a fixed payment even when income falls in the low season), early termination penalty, and invoicing for linen and consumables. When these do not appear in the quote, the annual cost can come in well above what you expected.
The nine criteria for choosing an Airbnb management company
Nine criteria determine a management company's real quality. Seven of them can be verified before signing; two only become clear when you speak to a reference.
1. Permit and compliance support
In Türkiye, letting a residence for 100 days or less at a time requires a permit under Law No. 7464. Ask whether the company manages that process, how it sets up guest registration, and whether it coordinates with an accountant. A company that tells you compliance is “your responsibility” is leaving you with the riskiest part of the job.
2. What the commission is calculated on
Gross or net. The table above shows how large that difference is. Ask for the quote in writing, with a worked example.
3. How transparent the income reporting is
The monthly report should show bookings by channel, nightly rate, occupancy, cancellations and every cost item separately. A one-line “you earned this much this month” makes comparison impossible.
4. How many channels is it listed on?
A company that lists only on Airbnb is dependent on a single algorithm. Running Airbnb, Booking.com and a direct booking channel in parallel raises both occupancy and your bargaining position.
5. The pricing method
Ask how rates are set. “We look at the market” is not an answer. Find out whether they use a system that works from demand data, competitor occupancy, the events calendar and the booking window, and how the floor and ceiling rates are set.
6. Response-time commitment
Average response time to guest messages affects both your Airbnb ranking and guest satisfaction directly. Ask for the company's average response time and how it covers the night.
7. Is the cleaning team in-house?
Companies working with subcontracted cleaners find it hard to hold a standard, and risk having no team available in peak season. With an in-house team the cost is a little higher and the standard is markedly more consistent.
8. Termination terms
Minimum term, notice period and early termination fee. Be careful with contracts that tie you in for more than 12 months or require more than three months' notice.
9. Damage liability and insurance
Who handles the process when a guest causes damage, who claims against the deposit, and is there cover beyond the platform's own insurance? Where this clause is left vague, the cost usually lands on the owner.
Twelve questions to ask
Working through these twelve questions in a meeting is enough to reveal a management company's real capacity. Vagueness in the answers tells you as much as the answers themselves.
How many apartments do you currently manage, and how many of them are in my area?
What amount is the commission calculated on — can you show me a worked month?
What charges are there besides commission? (setup, photography, monthly minimum, termination)
Can you share the last 12 months of occupancy and average nightly rate for a comparable apartment?
Do you handle the permit process?
Which channels do you list on?
What system do you use to set rates? Can I approve the floor price?
What does your monthly report contain? May I see an example?
Is your cleaning team in-house?
How is guest-caused damage handled?
How far in advance can I block the calendar for my own use?
When the contract ends, who keeps the listing and the review history?
Why does the last question matter? Review history is a listing's most valuable asset and takes months to rebuild. If the listing was created under the company's account, the reviews do not come with you when the contract ends. Insist the listing is created under your own account and the company is given co-host access.
Which parts of Istanbul do management companies work in?
Short-term rental management in Istanbul concentrates in four areas. Management companies tend to specialise geographically, because operational efficiency depends on how tightly the team is clustered. A company with no apartments in your area will struggle on cleaning turnarounds and emergency response.

Is working with a management company profitable?
It is profitable if the commission is lower than the increase in income the company delivers. Professional management typically raises gross income noticeably through occupancy and rate optimisation; on a 20% commission, an owner is then ahead of break-even. The right way to decide is to ask for the company's data on a comparable portfolio and set it against your own current income.
Work it out with these three questions:
What do you earn now? Net income over the last 12 months, empty nights included.
What is the company promising? A comparable apartment, a comparable area, the last 12 months — actuals, not projections.
Does the difference cover the commission? If it doesn't, what you are buying is time rather than income. That is a perfectly good reason — it just shouldn't be confused with an income argument.
